What Guests Say First
Walkability. That's almost always the first thing. The condo sits close enough to downtown Palm Canyon Drive that guests walk to dinner, coffee, and back without a car. For a Palm Springs trip, that's genuinely rare at a price point that includes two bedrooms and private space.
The second thing: the beds. I spent more on the mattresses than felt reasonable at the time. Reviews keep mentioning them, which means it was reasonable.
Guests who extended their stay or left glowing reviews almost always mention the same combination: the outdoor space, the walkability, and coming back from a long day to a place that felt like it was theirs. That's the goal.
Location
The Sundune is in a midcentury neighborhood that hasn't been overdeveloped. Palm Canyon Drive, with its restaurants, coffee, galleries, and boutiques, is a short walk. The Marilyn Monroe statue and the weekend VillageFest street market are walkable. The Indian Canyons trailheads are about 10 minutes by car.

If you're here for the BNP Paribas Open at Indian Wells, The Sundune is about 20 minutes to the venue. That puts it on par with most options in the valley. If you want to mix city access with tournament attendance, Palm Springs is the right base.
If you're here for Coachella or Stagecoach, the festival grounds are about 25 miles east. That's 30-45 minutes on normal days, and considerably longer on festival traffic days. For festival-goers, our Cozy Cactus and Terra Luz in Indio are 7-10 minutes from the polo grounds and a different proposition entirely.
The Condo
Two bedrooms, two bathrooms, sleeps four comfortably. The kitchen is fully stocked for people who cook: real cookware, a coffee setup, enough counter space to use. Guests who cook breakfast here and walk to dinner in the evening get the best of both.
Community pool access is included with the complex. It's shared, so it comes with shared-pool etiquette and hours. If a private pool is the non-negotiable, our Indio properties are set up differently: Terra Luz has a private saltwater pool, and The Cozy Cactus has a private hot tub with community pool steps away.
The design leans midcentury: warm tones, clean lines, no clutter. It feels like Palm Springs without performing Palm Springs.

What to Know Before You Book
Best for: Couples or two couples, solo travelers who want space, anyone who wants to walk to dinner and do Palm Springs as a city. The Sundune is at its best when you're planning to use Palm Springs itself, not just use it as a base for the festival grounds.

March is the best month in Palm Springs: mid-70s to low-80s, clear skies, open restaurant tables that disappear in festival season. October and November are nearly as good. December through February is quieter and cooler, which some guests prefer.
Summer is honest: it's hot. 100+ degrees by late June. If you're coming in summer, you'll be pool-based and evening-out-based. Four comfortably, across two bedrooms. The primary bedroom has two king beds; the second bedroom has one king. All beds are set up as actual sleeping arrangements, not air mattresses. For groups of five or more, our Indio properties with larger floor plans are the better fit.
Is The Sundune pet-friendly?
One pet is welcome with a $100 pet fee. Email us at indigopalmco@gmail.com before booking to confirm. The condo has a balcony but no fenced yard, so dogs that need a private outdoor run are better suited to Terra Luz in Indio, which has a fully fenced backyard.

Park on a side street off Belardo Road and you're already in the neighborhood.
How many nights should I stay at The Sundune?
